FHA loan question.....................?
There is a difference between modular & manufactured homes. FHA is about the only way to get a mortgage on a manufactured home. You will have to have a structural engineer check out the permanent foundation. Make sure the original sticker is still on it. If a double wide there will be one on each & they must be consecutive numbers. It has to be taxed as real estate to qualify & must not have been moved from another permanent foundation. Talk to an FHA lender about this. Just remember your resale value will be much higher on a stick built home than a manufactured home. Also, the rate will be higher on a manufactured home. That has just been changed.
